Absentee Owner Home Management

  1. Agent Duties. Agent shall:
    1. General inspection of the interior including furniture, appliances, doors and windows (digital photographs).
    2. Check the operation of all appliances.
    3. Maintain proper temperature setting of the heating and air conditioning systems as required per seasonal conditions.
    4. Operate all light fixtures, ceiling fans and bathroom exhaust fans.
    5. Check all water faucets.
    6. Check for loose fixtures such as door handles, towel bars, cabinet doors etc.
    7. Check hot water tank.
    8. Drain & flush hot water tank once (1) per year.
    9. Test smoke alarm(s).
    10. Test all GFCI breakers.
    11. Remove dead bugs.
    12. Clean A/C condensate drain and check safety shut-off.
    13. Inspect air handler and air filter.
    14. Check water lines under bathroom vanities, kitchen sink, toilet supply, dishwasher and refrigerator icemaker line for possible leaks.
    15. Maintain water shut-off to washing machine and clean dryer vent.
    16. Flush toilets.
    17. Inspect attic areas for any possible roof leaks or rodent concerns.
    18. Provide notification of each inspection via e-mail, mail, fax or phone.
    19. Start owner's vehicle once per month.
    20. Schedule cleaning service as directed by owner.
  2. Additional Services of Agent. At Owner's discretion, the Owner authorizes the Agent to perform the following services at an additional charge:
    1. Recommend, coordinate and oversee subcontractors on property. Make or cause to be made any repairs and alterations needed, to replace items lost or destroyed, and to purchase supplies as reasonably needed. The Agent agrees to secure the prior approval of the Owner on all expenditures in excess of $______________ for any one item, except monthly or recurrent operating charges and/or emergency repairs in excess of the maximum if in the opinion of the Agent such repairs are necessary to protect the Property from damage and or the Owner from possible liability.
    2. Carpentry services, such as fitting doors, windows and wood rot repair, etc.
    3. Freeze preps.
    4. Replace air filters.
    5. Coordinate with local regime management.
    6. Check and reset control timers such as lights, A/C, irrigation, etc.
    7. Any additional concerns can be reviewed and addressed as needed.
